Architectural Review Committee (ARC)
The Architectural Review Committee was created to control the design and location of houses and other improvements to be constructed or placed upon the lots in the Subdivision and, for that purpose, to review, approve, suggest changes to, and reject plans and specifications for such improvements, and the landscaping of each lot, and to review, approve, suggest changes to, and reject swimming pools, out building, boat houses, ramps, piers, driveways, enclosures for satellite dishes, and for mailbox design, and for the approval or disapproval of boats, boat trailers, house trailers, motor homes, tractor trailer trucks, or any other such vehicle, that are located or maintained upon any lot unless located within enclosed garages. Dear Member:
As you may have noticed, construction and architectural projects have exploded in the Riverwalk Community. This can be a great thing for our home values provided we abide by the intent of the original developer in terms of architectural scheme and a wooded community.
Please let this serve as a reminder that the Riverwalk Community is a Deed Restricted HOA governed by Covenants and Bylaws.
It is the responsibility of the members to abide by these documents to ensure no violations occur. Please note the following language with regard to buildings, walls, accessories, structures, etc. to assist with remaining in compliance.
General Use Restrictions BK0945PG1623
21. Except within the building site or within 20 feet if the main dwelling, no trees of any kind in excess of 6 inches in diameter at ground level may be removed from any lot without prior approval of the committee.
7. No building, fence, wall, pool, outbuilding, driveway or any other accessory feature to the dwelling or any other structure upon any lot shall be commenced, erected, placed, maintained or altered on any lot or combination of contiguous lots until the Complete Construction Plans (hereinafter "Plans" are approved in writing by the Committee or its designated agents. The Committee's refusal or approval of plans may be based upon purely aesthetic considerations, which in its sole discretion the Committee shall deem sufficient, but approval shall not unreasonably be withheld. One copy of all plans and related data shall be furnished to the Committee for its records. If no action is taken by the Committee within thirty (30) days after plans are submitted to it, the owner may proceed to build without approval.

Architectural Review Committee: As a property owner, it will be important for you to contact the architectural review committee before any work can be done to your lot. There are forms and information you will need to proceed with before building and/ or beautification projects on your property. Please submit a Request via the EasyHOA Owner's Portal for ARC related items.
These are two key ARC covenants as you begin thinking of improvements to your new home. Please see the ARC page for more information and requests.

Social Media: Keep up with the HOA and your neighbors! The Riverwalk neighborhood also has two Facebook group pages that you can join to keep up with the neighborhood news and HOA announcements at LSL Riverwalk Neighbors and Riverwalk HOA. The HOA also sends out newsletters via email to the community for regular updates. Information can also be found within the EasyHOA Owner's Portal.
Getting Around The Neighborhood: FOBs, remotes and/or gate codes are necessary to enter any of the 3 gates in Riverwalk. You will also need a LSL sticker for the windshield of your cars, golf carts, boats, etc.. so we will know you belong in the neighborhood. If you have any questions or need FOB’s, Remotes for gate, please contact the board on this website, or submit a Request via the EasyHOA Owner's Portal.
Storage Lot: Riverwalk has a storage lot for boats, jet skis, trailers etc. for resident use. Please submit a Request via the EasyHOA Owner's Portal if you are interested in reserving a space.
Beach, Boat Launch, Marina, and Pavillion Area: Riverwalk has a beautiful white sandy beach with picnic shelter and boat launch/marina for use by residents and their guests. All guests at the beach and boat launch/marina area must have a visitor pass displayed on the front windshield of their car. Guest passes and rules for these areas can be found within the EasyHOA Owner's Portal.
Events: Riverwalk believes in community. The HOA board and social committee continues to work on providing community events, meetings, and updates for all families and residents. Events and community news can be found within the EasyHOA Owner's Portal.
Committees: We have several committees such as ARC, long range planning, welcome and safety (to name a few) that are always looking for volunteers to help make our community better. A full list of all committees can be found by selecting the Homeowners tab on our website.

Jeanne has been married to Bob Haden for 3 years. She moved to Riverwalk 6 years ago from the South Park area in Charlotte. Jeanne is a retired rehab/flight nurse, and marketing director for Armstrong & Associates rehabilitation for 30 years. She has 1 daughter (Carrie) and 1 grandson (Pearce) and a blended family with 4 more adult children and 9 more grandchildren! Jeanne says she chose to get involved as the Chairperson for the welcome and social committees "as I love to volunteer as well as get to meet most of the new people in the neighborhood and welcome them to our oasis at the lake!"

The Safety and Security Committee is entrusted with the responsibility of identifying, evaluating, and addressing safety and security concerns within our neighborhood. We aim to cultivate a sense of unity and preparedness among residents, fostering a community where everyone feels secure in their homes.
Objectives:
- Conduct regular safety assessments and identify potential risks.
- Collaborate with local law enforcement and emergency services to enhance our community's safety protocols.
- Implement educational initiatives to raise awareness about safety measures and emergency preparedness.
- Foster open communication channels between residents, the HOA, and relevant authorities regarding security matters.
- Organize community events and training sessions to promote a culture of safety and security.

PLEASE NOTE - THERE ARE NO 3 Digit Codes for Visitors Anymore
There is some confusion on the new gate system. Your visitors will no longer be able to use a quick 3 digit code to dial you. The old system used a unique number to identify residents. The new system uses unique emails. So, it did not translate and will not work.
You must have your guests scroll through the directory or use the magnifying glass to search and type in the first letters of your last name and then press your name.
The call will come in from (972) 231-1999.
- To ANSWER the call you must dial 1 - then ASK THEM TO IDENTIFY THEMSELVES.
- Then if you want to let them in you press the 9 or * button. Why do you have to dial a 1 to answer the phone? Because if you are not home and it goes to voicemail it takes a while to reset for the next guest.
Your Fob's work the same. Your fob should have a number on the back. That number is what the system uses to ensure the fob is legitimate. If there is no number on your fob, reach out to gate@lookoutriverwalk.com. THE FOB READER IS ON THE SIDE OF THE NEW CALL BOX AS YOU DRIVE UP!

Why use the Cellgate App?
Only use the cellgate app if you want to see video of your visitor at the gate when they call you. Your app stays open in the background. If you get a call from the gate you must accept it to see video. Then you must press the OPEN button to let them in.
Your clickers work the same.
Tips
Tip 1 - there is a search button for the directory to get to your name quicker
Tip 2 - all data was transferred from the old gate, so if your phone number was on there but under your spouse name, that is the way it transferred
Tip 3 - you will need to know where to find the keypad on your cell phone to answer calls (press 1 to answer) and to let people in (press 9 to open gate)
Tip 4 - You can dial your own name to let yourself into the gate
If you are doing well getting into the gate with your clickers and/or fobs and don’t have frequent visitors, but find an error when testing yourself in the directory, please make a note and contact us next week.
It is going to take a minute to work out the glitches, as is typical with new technology. We are fortunate to now be able to utilize all sorts of new technologies that weren’t available to us for the last 25 years.

Resources for Amenity Usage
Rules and Regulations
All property owners including family members and guests are required to follow all rules and regulations of the community. The rules and regulations are for our safety and our equal enjoyment of the common areas
of the community. Many of these rules are required by our Covenants and/or our Liability Insurance carrier.
Please report any suspicious activity to law enforcement or a board member as soon as it occurs.
ROADS AND RIGHT OF WAYS
- Speed limit on all Riverwalk roads is 25 MPH.
- Obey ALL stop signs.
- All fires require a burning permit and permission from the board of directors.
- No burning of trash is permitted.
- No driving or parking by vehicles or ATV/UTV is permitted on the right of ways.
- Do not litter the right of ways or common areas in the community.
- No hunting or shooting.
- Identify anyone trying to get into any gate before opening it for them.
- No dogs allowed off-leash outside of owner's property.
BEACH, DOCK AND PICNIC AREA
- All owners must accompany guests when using the common areas of the community.
- No swimming from the dock or boat ramp.
- No fishing from the beach/swimming area.
- No hanging on the noodles that surround the beach.
- No watercraft may be tied to or enter the swim area.
- No skateboards or non-motorized scooters allowed on Beach Lane or in the area of the picnic/dock area.
- No boat parking at the dock for more than two nights unless approved by the board of directors.
- No trailer parking on the gravel area next to picnic shelter.
- No fires in the fire pit without prior approval of the board.
- Consider the cove around the beach/boat dock area and all other docks NO WAKE zones.
- Completely extinguish all fires in the fire pit with water (not sand) prior to leaving the beach area.
- Pick up after your dogs around the beach/dock area and in all common areas of the community.
- Vehicles parked at the beach/dock area must have proper identification stickers.
- Guest vehicles must display current Riverwalk Guest Pass with the members name and address or phase/lot number on the dashboard.
- Non-Resident watercraft utilizing Riverwalk facilities may be subject to trespassing and reported to local law enforcement.
- Any vehicle/trailer not displaying the proper identification may be subject to a fine up to 100.00 per day to be paid by property owner.
- No activities at the beach or picnic areas after midnight.
- Groups of more than 5 teens must be accompanied by parent.
- No teen gatherings at beach after dark.
BOAT STORAGE LOT
- All trailers in the boat storage lot must display the proper numbered sticker on the trailer tongue.
- All trailers must have current registration and be in working order. Any vehicle/trailer not displaying the proper identification may be subject to a fine up to 100.00 per day to be paid by property owner.
- Beach - Enjoy the best white sand beach on Lake Lookout Shoals
- Pavilion - Enjoy the Pavillion, great for picnics and impromptu gatherings.
- Boat Dock & Launch - Our boat dock can accomodate up to eight boats for temporary parking with a two day maximum. Our launch is ideal for day trips with boat trailer parking on the upper level.
